Out of curiosity, if an investor obtains a license but does not become a broker/realtor, can he/she access the MLS for investment opportunities?

Full access to MLS data is restricted to active real estate agents who work under a broker, to brokers themselves, and to appraisers, who need the sales data to perform their work. In all cases, there are annual and monthly fees required to maintain access.

No, the license is not valid unless the person works for a broker.

To get access to the MLS you have to have an active license, be a member of the real estate board and of course pay for the access.
